Agreement to Terms
Welcome to BaraGhar (accessible via **https://baraghar.in**). By accessing or using our website, web application, or mobile services, you agree to comply with and be bound by these Terms & Conditions. If you do not agree, please do not use our services.
1. Listing Verification
Every property listed on BaraGhar undergoes a strict check by our localized **Ground Scouts**. Scouts verify the rental physical existence, amenities, landlord residency, and monthly rental terms. However, users are advised to inspect properties personally before signing lease agreements.
2. Inner Line Permit (ILP)
In accordance with state regulations of Arunachal Pradesh, all non-local tenants must submit a valid **Inner Line Permit (ILP)** during the onboarding process. BaraGhar reserves the right to suspend accounts failing to upload legitimate verification documentation.
3. Connection Fees & Refund Policy
BaraGhar operates on a transparent connection-fee model. Tenants pay a flat service token to unlock verified contact details (phone, WhatsApp, and email) of landlords.
- Scout Audits: Fees paid go directly toward compensating ground scouts for mapping and verifying listings.
- Rented Properties: If a property is found to be already rented at the time of purchase, we offer a full token refund or exchange for an alternative listing in Naharlagun, Nirjuli, or Itanagar.
- Direct Leases: BaraGhar is not a party to the lease contract. Landlords and tenants negotiate directly on terms, security deposits, and rental payments.
